I’ll inspect the structure, systems and components of the home, inside and out, from the foundation to the roof, using the latest tools and technology. I encourage you to attend your inspection so that I can describe my process, explain my findings, point out important maintenance items, and answer all of your questions. As a state-licensed Certified Professional Inspector® trained by InterNACHI®, I adhere to a comprehensive Residential Standards of Practice.
SELLER’S PRE-LISTING INSPECTION
Are you selling your home? Let me inspect it before you even list it. A Seller’s Pre-Listing Inspection alerts you to any defects or problems with your home so that you can address them before prospective buyers discover them. You can then take the time you need to obtain reasonable repair estimates. Use your inspection report as a great marketing tool, which may even convince the prospective buyer to waive his inspection contingency. Avoid 11th-hour negotiations and delays, and justify your full asking price by having your home for sale inspected now.
ANNUAL HOME MAINTENANCE INSPECTION
This inspection helps you understand and plan for the demands of maintaining your home properly. Some tasks are seasonal, and some require more frequent attention. I’ll identify any outstanding issues, and educate you about what should be done to keep your home in top condition year-round.

THERMAL IMAGING INSPECTION
I use a state-of-the-art infrared camera to find problems that aren’t always apparent to the naked eye. By evaluating the images, I can detect sources of energy loss, locate areas of moisture intrusion, pinpoint dangerous hot spots in the electrical system, and uncover other problems, such as wood destroying pest and rodent infestations, and flue leaks in the chimney.
Although radon is a naturally occurring gas in our environment, it’s also the second leading cause of lung cancer deaths in the U.S. The Surgeon General and the Environmental Protection Agency recommend testing for radon because one out of every 15 homes has unsafe levels indoors. Millions of Americans have had their homes tested, and you should, too.
WOOD-DESTROYING ORGANISM INSPECTION
Wood-destroying insects can hide and go undetected for a long time, but there are many telltale signs for different species that can cause damage. I’ll inspect your home for evidence of infestation now before it becomes an expensive problem later.
NEW HOME INSPECTION
After your home is built, I will inspect it to confirm that the work was done properly and according to your specifications and contract, and I will help you devise a punch list for your contractor of any missing or deficient items before you issue final payment.
BUILDER’S WARRANTY INSPECTION
Most builders offer a one-year warranty on the materials and workmanship of a new home. I’ll come out during the 11th month and perform a full inspection before the builder’s warranty expires so that you don’t have to go out of pocket for repairs of covered items.
ROOF INSPECTION & CERTIFICATION
Do you need just a roof inspection performed for insurance or other purposes? I will perform a standalone Roof Inspection & Certification and evaluate your roof from the eaves, as well as walk it (when it is safe to do so) to assess its overall condition, including the presence and condition of flashing, chimneys, vents, skylights, and other penetrations.
If you have an elderly family member or one whose mobility is compromised, I can inspect your home and recommend corrections and adaptations that will help improve their accessibility, maneuverability, safety and independence.
Thermal Imaging Included with Every Home Inspection
Thermal imaging using infrared technology helps the home inspector to uncover what might be hiding in your home or property. Thermal imaging is great non-invasive test that helps us see more of what the home might be hiding.
